Affordable Office Space in Glasgow: What Small Businesses Actually Pay in 2026
Updated: Sep 29
Affordable office space in Glasgow gets advertised a lot and priced publicly very little. Most providers want a phone call before they give you a number. That makes budgeting hard when you're a two-person business trying to work out whether an office is £150 a month or £1,500.
This guide works the other way round. It starts with what you can spend each month, then shows what that buys at OUR HQ in Ibrox. Every price below is published on our website and includes Wi-Fi, utilities, kitchen and breakout space.
Why "affordable" is harder to judge than it looks
The headline rent is rarely the real cost. A traditional lease looks cheap per square foot until you add business rates, utilities, broadband, furniture, cleaning, insurance and a fit-out. Then there's the contract itself, usually three years or more, which is a long time to guess at headcount.
A flexible office bundles all of that into one monthly figure. It can look pricier per desk on paper, but for most small businesses the total monthly spend is lower and far more predictable. More importantly, you can leave or resize without paying a solicitor.
So a better test than "which is cheapest per square foot" is this: what is the total you'll pay each month, and what does it cost to change your mind?

Under £100: coworking
The £99 coworking membership gets you onto the shared floor during opening hours, with fast fibre internet, the kitchen, breakout space and access to bookable meeting rooms.
If you're currently paying for day passes or coffee-shop lattes, the maths turns quickly. Six £18 day passes cost £108, so membership pays for itself once you come in more than five days a month.
Under £200: a dedicated desk
A dedicated desk at £149 a month is the same space with one difference that matters more than it sounds: the desk is yours. You leave your monitor, your notes and your chair height exactly where they were, and you get lockable storage underneath. For anyone in four or five days a week, not packing up every evening is worth the extra £50.
Under £350: your own lockable office
Private offices start at £265 a month for a single desk and £325 for two. That's a room with a door you can close for calls, client conversations and confidential work, with everything on the coworking floor still available to you. Split across two people, the 2-desk office works out at about £162 each.
£500 and up: a room for the whole team
The 4 to 5 desk office starts at £495 a month, which is roughly £99 to £124 per person depending on headcount. Larger offices for 6 to 14 people start at £595. For a small agency, a single room keeps everyone together for stand-ups and quick decisions, and the meeting rooms downstairs cover client visits.
Meeting rooms without a membership
Not everyone needs a desk. Plenty of small businesses work from home most of the week and just need somewhere professional for the occasional client meeting, interview or workshop. Our four meeting rooms can be booked by the hour, with no membership:
Art Room: 4 people, £15 an hour
Ideas Room: 6 people, £21 an hour
Records Room: 8 people, £29 an hour
Atlas Room: 12 people, £39 an hour
All have screens and Wi-Fi, so hybrid calls work without a cable hunt.
What's included, and what isn't
Every membership includes:
High-speed fibre Wi-Fi
Utilities and cleaning
Kitchen and breakout areas
Furnished desks and chairs
A Glasgow G51 business address is available on request, which helps if you'd rather not put your home address on invoices and your website.
Meeting room hours for members, printing and anything outside opening hours are charged separately. Ask when you book a tour and we'll tell you exactly what applies to your plan.
Where we are, and why it keeps costs down
OUR HQ is at 24 Fairley Street, Ibrox, Glasgow G51 2SN. It's three minutes' walk from Ibrox Subway, so the city centre is a short ride on the loop, and it's about ten minutes on foot to Pacific Quay.
Being just outside the centre is a big part of why the prices are what they are. You get a professional base with easy transport links without paying city-centre rates for the privilege.
Opening hours are Monday to Friday 7am to 8pm and Saturday 8am to 6pm.
Which option fits your business?
Freelancers and solo founders: start with a day pass, then move to the £99 coworking membership once you're in more than five days a month.
Consultants who meet clients regularly: a dedicated desk plus hourly meeting room hire usually beats a private office on cost.
Two-person businesses: the 2-desk private office gives you privacy for calls at about £162 each.
Teams of three to five: the 4 to 5 desk office keeps everyone in one room from £495 a month.
Growing teams: rolling terms mean you can move to a bigger office in the same building without breaking a lease.
