A search for office space near me ranks results by proximity to your handset, which is a poor proxy for proximity to where your team lives or where your clients travel from.

Journey time at the hour your team actually travels is the operative measure rather than distance, and the two diverge sharply in any city divided by a river. Map a door-to-door commute for each person at 08:30 on a Tuesday, treating thirty minutes as the point below which attendance holds and forty-five as the point beyond which it quietly erodes regardless of what was agreed at the outset. Office space to rent is quoted three incompatible ways, per square foot per year, per workstation per month and as a membership, so convert everything to cost per desk per month before comparing. Private office space is priced by room rather than by occupant, which means cost per head falls as the room grows and the cheapest configuration is often marginally larger than current headcount requires. Licence or lease when renting office space in Glasgow 


Renting office space on a lease means acquiring an interest in property, bringing repairing obligations, a schedule of dilapidations at exit, rates of liability in your own name, insurance, service charge and a term you cannot exit without a break clause. In return you get security of tenure, reinforced in Scotland by tacit relocation, under which a commercial lease continues automatically unless proper notice to quit is served, generally at least forty clear days before termination.


A flexible office is almost invariably a licence to occupy, conferring permission to use space rather than any interest in it, and therefore carrying no dilapidation exposure, no rates liability, no repairing obligation and usually no LBTT filing. What you surrender is tenure and, in most agreements, any right to one specific room. Below roughly fifteen people with an uncertain year ahead the licence wins comfortably, and the error is treating the two instruments as the same purchase at different prices.


Business rates and LBTT on a Scottish office lease 


Rates are rateable value multiplied by the Basic Property Rate, 48.1p for 2026/27 where rateable value falls below £51,001, against values reassessed in the April 2026 revaluation. The Small Business Bonus Scheme then relieves 100 per cent at £12,000 or below, tapering to nothing by £20,000, but it is awarded on application to Glasgow City Council rather than automatically, so a small leased office may attract no rates at all while its tenant budgets for a bill that never arrives. Water and waste water are excluded from the rates bill and charged separately by Scottish Water.


LBTT applies to new commercial leases on the net present value of rent across the term, with nothing payable below £150,000 NPV although a return to Revenue Scotland may still be required, and tenants must recalculate and refile at every three-year review as well as on assignment or termination. Penalties for missed filings attach to the tenant rather than the landlord.


Neither liability arises under a licence, which is a material component of what the higher headline rate purchases.


What to check before you sign an office rental agreement 


Notice period against deposit, where one to two months held against one to three months' notice is the market standard. Whether the rate escalates at renewal, whether a setup fee sits outside the headline figure, how many meeting room hours are included and at what rate beyond them, and whether you can expand within the building without renegotiating from scratch.
